Hey guys how’s it going the other day a client asked me about HOA and houses and that type of subject and so in Redlands California there are basically five communities you know or neighborhoods that are puds and so they’re basically HOA communities where the houses look just like houses so let’stake a look here real quick should we show you so if you look at them they look just like real houses they’re separated from each other they’re not like condominium communities or anything like that and so they’re called a PUD or PUD and so it’s a planned unit development and so it’s a community of single-family homes with an HOA so you have all the rules and things so you basically own the house you’re on theground you own all that just like anyother home but then there’s these commonareas where the HOA maintains you know so this one here you have the pool the park and um and all that and so you do pay an HOA fee but what’s also nice is you don’t get a bunch of houses that are like pink or blue like a Smurf kind of thing and then a lot of times they take care of the road maintenance and so your HOA fee goes to things like the parks and things and so this community here is called Sunrise Park Association so it’s really close to shopping the free ways they have a pool a spa picnic area which is this is it righ there and a playground and so this the cost for HOA here is only 64 a month and the homes you know they’re not the largest but they start about 1200 squarefeet go to 1600 square feet and so this is the first one so hang tight we’re going to take a look around and do the drive and then we’re gonna go check out the next one there’s like the pool area that I was standing at and so a lot of them have a bunch of different grass areas and things around and most of these communities have some type of playground not all of them but most of the there’s a pink house maybe it’s part of the approved colors this home has quite a few single story homes some of the others are mostly two-story one of the benefits to a community like this is for the most part everybody takes care of their house and their grass so if you see they’re all cut they’re all you know Green for the most part depending on which PUD communities some have mailboxes at the street for each house and then some have like the community mailbox like this one right there one thing to point out is all the utilities are underground and a lot of the older Redlands neighborhoods there’s Street poles that have all the power and utilities and as you can see there’s lots of parking around the whole community all right so this next community in Redlands is called Berkshire Willow Creek and so here is the pool area if they have and so this one’s a little split because you have what you have here is a street in the middle and you have houses on both sides those is part of the community and there are houses down the street that are not part of the community we’re gonna go take a look inside real quick so you get an idea of what it looks like so during the summertime Springtime these trees are fully like grown out and lots of cover and then if you go up the street right here this next street here is part of the community also and up there is Crafton Hills Elementary School in Crafton Park I did a video on those onesof the best parks of Redlands so go check that out I’ll put it above and let’s go check out this community right here so most people call it Willow Creek motor houses in this community are in this area right here one thing to point out is you don’t see many cars parked on the street and that is because on some of these streets hal fof the street is a fire zone so they’re a little on the smaller side for the most part this community was built between 1987-1990. So if you look at the curbs here they’re like the smaller type curbs throughout the whole community and there are several designated visitor parking areas throughout on the other side of this fence is the famous Redland Orange Blossom Trail the neighborhood on the other side of this fence is not part of the HOA alright so this is a quick drive-by of the Crafton Parkand so it often is used for soccer practice a big green area right there this is the Crafton Elementary Schooland it actually has a much better playground than the park across thestreet and a lot of baseball diamonds all right so we’re at the next one here and this one’s called Leisure Estates they were built in 1977 and as you can see here they have a pool area along with the club house and then everything is pretty much like we would think Stand alone houseswould look like and so this community is pretty unique in that the the house size or the house for the size and the lot is exactly the same so if you look and we’ll drive around here to where there’s a lot of greenery in between everything that is all public areas so everybod yhas a like a private patio areabut the the square footage of the house that’s the same square footage a lot there is a the patio area is usually like a lot of them are bricked in and things and fenced in so those are notin the square footage of the lot because A lot’s just the same as the house square footage so go check it out all right so this is the entrance of the community here and as you can see most of the properties are single story with a bunch of two-story built-in and a lot of them have three car garages actually I think just about all of them do if you look closely you could tell that all of the front yards and backyards and side yards are all as one so the HOA maintains all of the grass areas around every house these homes range from about 1700 square feet to about 2 300 square feet there isn’t too much as far as like a green big green area except for the center island in the cul-de-sac here foreign here is about 350 dollars a month and that for the most part includes the pool and then the club house that’s attached to the pool that that people can reserve there is a row of houses on the outside that face the neighboring houses all right so we’re in the next one is called Amberly Park and you can see there’s a little Park area behind me you have that whole green area and things and then and then we have the pool which is that area right there it’s like they have solar on top heated up in the summer a little bit and so for the mostpart just houses surrounding the Green Park area hereon the other side of the pool we can’t really see it too much there’s a historic house that’s actually not partof the community and it’s front door is facing the other side so you have all these houses here and actually the houses Behind these onesare also part of the community so just another one of the ones that were built in the 80 so and that what’s kind of unique about this one there’s quite a few pools actually in the backyards of these houses they they have a bigger lot size so some of these are bigger some of these are bigger lot size than some of the other ones we’ve looked at all right let’s go drive around as you can see these ones are quite abit bigger and most of the houses inthis community are two-story with three-car garages and so they range from about 1700 square feet up to about 2500 and a lot of the lot sizes are bigger than the other communities we saw and they range right around like seven thousand to nine thousand square feet this one probably has the least amount of amenities so you have the pool area and then this big grass green belt areathat are part of the common areas and that’s why the HOA fee is only a hundred dollars a month so it’s a pretty big grass area in the center of all these houses which keeps everything nice and open these are the houses that were behind those other houses and so this side of the street is part of this community and the opposite side of the street is completely different houses that aren’t in part of any community and if you look to the right down the street there these houses look just like the houses that were not in the community but in the same neighborhood this one’s called Highland Grove so it’sa little bit bigger than the rest of them so it has like this pool and spa area behind me here so it’s all kinds pretty big area and then there’s the tennis courts behind it and so this one has two separate tennis courts and then it has like these walking areaTrails I guess you should say with these green Parks so there’s a playground up there for the kids on the other side we’ll drive around there is a swings and things and so this one’s kind of divided into different areas to where there’s another area across the street with another big Green Belt area let’s go take a look at the tennis court real quick has this community actually has two tennis courts so there’s another one which we’ll go check out in a minute yeah so pretty maintained area let’s go drive around this community was built in 1986 and there’s like the pool area where I was standing there the HOA fee for this community is 167 dollars a month basically the green areas are behind all the houses here within the community there are several floor plans including one that is a single story floor plan the second part of the Park area isright there where they have the swing sets for the kids there are a couple homes in this neighborhood that have their own pool sin their backyard here’s the half basketball courts cement area that a lot of people use for different things and then the back side of the pool area here’s the playground area for the kids with the slides and everything this part of the community is on the other side of the street where you have the tennis courts there really big grass area and another playground area with swings right next to itthe homes range from about 1600 squarefeet to about 2 300 square feet with the Lots right around five to nine thousand square feet tall right well thank you for joining me and if you’d like any information on
